Grade II listed 18 century cottage in a beuty spot of historic interest

Tyas Cottage, a combined cottage and barn, is located within a small hamlet near Slaithwaite and Marsden on the site of the first water powered mill in the Colne Valley. This superb cottage enjoys an idyllic and peaceful location in one of the Colne Valley’s most delightful beauty spots, 7 miles from Huddersfield and 11 miles from Halifax, West Yorkshire. The cottage is south facing within the sheltered wooded valley of Merrydale and at the end of a secluded cul-de-sac. This is an ancient, cobbled pack horse road and, apart from the sound of falling water, the property is quiet and rural.
Set adjacent to the owners’ home, Tyas Cottage has been imaginatively created from a former barn and furnished with a combination of elegant antique and modern furniture. The quality of the furnishings, mainly antiques, will be well appreciated, but special mention must be made of the Georgian mahogany 4 poster bed with its carved ceiling.
This two storey, three bedroom cottage comprises dining hall; spacious open plan living room/dining room/kitchen with colour television and twin bedded room which can be converted to a double room by prior arrangement. A spiral staircase leads to the first floor which comprises a lovely spacious, beamed sitting room with wood burner; double bedroom with 4ft 9in four poster bed and en-suite bathroom/WC and twin bedded room with en-suite bathroom/WC.

In addition to the private patio there is a large communal garden that includes a mill pond and stream. Tennis can be played nearby and there are 11 golf courses within 5 miles.
Merrydale, designated as a 'Site of Scientific Interest', is a local beauty spot and its abundant bird life includes kingfishers, herons and sparrow hawks.

Despite its secluded setting, Tyas Cottage is very close to numerous attractions as well as having shops and restaurants within a mile and a pub less than 1½ miles away. Slaithwaite railway station is on the Newcastle to Liverpool route and the M62 is also within 5 minutes journey time. The nearby canal and Standedge Tunnel have been recently restored and the cottage is within walking distance of the Pennine Way and the Peak District, Haworth, home of the Bronte sisters, and the Yorkshire Dales are easily accessible. The property would be well suited for local fishing and riding, and there are many local walks on open moors or in sheltered valleys for hiker and bird watchers. Tennis can be played in nearby Marsden on courts with spectacular views (£1 per hour per player) and there are 11 golf courses within 5 miles.
Every February the Moonraking Festival takes place (precise date to follow) and the television series 'The Last of the Summer Wine', 'Where The Heart Is' and 'Heartbeat' are filmed within the region. Emmerdale Village, near Leeds, can be visited and there is the farmers' market in Holmfirth on the third Sunday in every month.
Our local village, Slaithwaite (pronounced Slawit) has benefitted from the recent reopening of the canal. There is a lovely walk down Merrydale Clough which takes about 20 minutes.
Another lovely walk is along the canal that runs between Slaithwaite and Marsden; en route you could stop off at the Olive Branch restaurant and perhaps walk off your lunch by going on to Marsden where a quick pint or two at The Riverhead (brewed on the premises) cam be enjoyed before taking the train back to Slaithwaite.
